TERMS & CONDITIONS
By placing a booking with us (the property owner) you (the lead guest) and your booking party (guests) agree to the following terms and conditions as set-out. During your stay you agree to abide by the
subsequent conditions as set-out.

Bookings and Cancellation Policy
By making your booking, our agreement is a legal contract. To place a booking with us the lead guest must be at least 18 years of age. The maximum number of staying guests per room is illustrated in the
room occupancy details. Where the person making the booking is different to the lead guest taking up the occupation, the person making the booking may be held responsible for cancellation, non-arrival and
damages as set-out within.
You may either pay in full at the time of booking, or alternatively a deposit equivalent to 50% of the total amount can be taken. The balance of payment will be required at least 7 days before arrival and you will receive an email reminder a couple of days before this with a link to make the final payment.
If you are booking 7 days or less before your arrival date, the full amount will be payable at time of booking with no refunds available.
Cancellations
Guests who can no longer make their booking should contact us as soon as possible. If you cancel:
14 days or more before your arrival date = Full refund.
8-13 days before your arrival date = 50% refund (equivalent to the deposit).
7 days or less before your arrival date / no show / same day cancellation = No refund.
We understand that there may be circumstances beyond your control such as illness or bereavement, but as a small business we will be unlikely to re-let your room at such short notice and cannot afford to refund ANY cancellations that are made within a week of the booked arrival date. *IMPORTANT* We always recommend that you take out comprehensive travel insurance to cover your costs in the event you are unable to give the minimum required notice for cancellation.
We are unable to reschedule stays unless this is done more than 14 days before your arrival date. The new dates need to be within 30 days of your original planned arrival date, be of equivalent value and will be non-transferrable non-refundable.
In the unlikely event that we are able to relet any late cancellations we will refund accordingly, minus an admin fee of £20.
*IMPORTANT* We always recommend that you take out comprehensive travel insurance to cover your costs in the event you are unable to give the minimum required notice for cancellation.
We are a family-run business with no employees and in the rare event we have a family emergency and need to cancel your booking with us, please be aware that we cannot be held liable for circumstances beyond our control and that our liability to you is limited to the refund of any payment already made. We would however attempt to find you alternative local accommodation, where possible. Our liability would not extend beyond this.
Bookings made via 3rd party sites: Terms may differ for bookings made via 3rd party sites (Airbnb). Please see our page on their sites for booking terms and conditions.

Policies and House Rules
- Adults and children are welcome, but the lead guest must be at least 18 years of age
- Children under the age of 18 must not be left unaccompanied at the property
- We don’t accept children under five years of age
- We don’t accept dogs or any other pets
- Takeaway meals and hot food (eg: fish & chips, curry, pizza) are not permitted in the rooms
- The number of persons staying must not exceed the stated number booked. Children must be included in the stated number of persons booked
- Only the lead guest and the named booking party are allowed to use the property and its facilities and any third party visitors are only allowed access at our express permission
- There is strictly no smoking and no vaping anywhere on the property or driveway
- Guests that cause significant damage to our property will be liable for the costs of repair and any other costs associated with relocating other guests. They will be asked to leave with immediate effect and charged for the full stay booked
- All guests agree to respect the privacy and peace of all other staying guests, neighbours and the owners at all times. We reserve the right to cancel a booking with immediate effect if guests are not honouring this agreement or causing a disturbance / nuisance to other guests, neighbours or the owners.

Our Right To Cancellation
We reserve the right to cancel any booking without compensation, refund or reimbursement if the terms of these conditions are breached.

Optional Breakfast
Our basic nightly rate is for ‘Room Only’ - this does not include breakfast. If you wish to add our in-room Continental Breakfast option to your stay, you may add this as an extra at the time of booking and this will be included in the total booking price. If breakfast is not added at the time of booking, and subsequently requested during your stay, we may not be able to provide it at short notice.

Arrival & Departure
Your accommodation will be available to you to check-in between 3pm–7pm on the day of arrival, unless otherwise arranged. We may not be able to accommodate you if you arrive earlier than the agreed time as we will be busy preparing your room(s). Please be ready to leave the accommodation by latest 10am on the day of departure.

Damages and Breakages
Please take care when staying in our property. Whilst charges for minor accidental breakages are applied at our discretion, we will charge the full cost of all other breakages, damages, spillages, stains, missing items and for the replacement or making good of any damage. This includes lost bookings due to damage or breakages.

Electronic Device & Fire Safety
Never leave electronic devices (such as phones, tablets, laptops, e-readers) on charge in your room unattended as this poses a significant fire risk. Do not place devices on soft furnishings (eg: the bed) when charging.
Always switch off and unplug heated appliances such as irons and hair straighteners after use and leave them on a heat-safe surface. We provide a yellow heat-safe mat with our iron.
We do not allow e-scooters or e-bikes anywhere on the property for safety reasons.

Liability
We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions, while on our property, unless proven to be caused by a negligent act by ourselves.

Housekeeping
We believe that your room is your private space, your ‘home-from-home’ while you are staying with us, and therefore we do not offer a ‘traditional’ daily housekeeping service. We are of course on-hand most of the time (and if we're not here we won't be far away) so if you need anything while you are here (extra tea/coffee, replacement linen etc.) please let us know and we'll be happy to help!
For longer stays we will leave extra sets of towels and hospitality tray supplies in your room so that you may refresh them at your convenience. Extra bin liners can be found underneath your bin, and you may leave full bags in the entrance hall for us to collect, or if you wish you may pop it in our outside wheelie bin.
We won’t enter your room during your stay unless you specifically request us to, for example if there is an issue that needs attention. If you need any extra teabags, coffee etc. during your stay, please send us a text message to the number provided and we can pop anything you need either outside your door or in your room on request.

Security
We have 2 security cameras which cover the main entrance hall and the driveway. This is for the safety of ourselves and our guests to ensure that only the booked guests are entering the property.

Lost property
Any lost property left behind by guests during a stay will be held for a period of 1 month.

Environmental Policy
Our policy is that our guest rooms will not provide any single-use plastics. We use refillable containers for beverages and toiletries. We are committed to effective recycling. If you leave waste paper, glass, cans and plastic bottles, we will collect and recycle if you leave these items clean, dry and next to your waste bin. You will find additional bin liners under your waste bin if required. You are also welcome to place your recyclables in our green recycling bin on the driveway if you wish. We do not offer the provision of mini-fridges for the bedrooms, as part of our environmental policy, and other under no circumstances do we allow guests to bring their own mini-fridges into the rooms.

Smoking
We are strictly non-smoking and non-vaping throughout, including the front driveway. Guests who smoke in the rooms will be a charged a minimum of £100 for additional cleaning plus any further costs associated removing smells and relocating the next guests. They will also asked to leave with immediate effect and charged for the full stay booked. We also do not allow illegal substances on the property. Any guests using illegal substances on the property will be asked to leave with immediate effect and charged for the full stay booked.

Parking
We provide 1 off-street parking space per bedroom. These do not need to be booked in advance and there is no charge for parking. Guests accept that they park their vehicles at their own risk. (Please note that we may not be able to accommodate large vehicles, eg: vans, but it is free to park on Vicarage Road if a space is available). You are welcome to use your parking space from midday on the day of check-in. And if you wish to, until midday on the day of checkout.

Access
Please note that No4 Cromer is a Victorian property and all of our guest rooms are located on the 2nd (top) floor of the property with access via two flights of stairs. We do not have a lift and therefore our guest rooms are not wheelchair accessible, or suitable for guests with mobility issues.

Additional Information
We have a smoke and carbon monoxide detection and alarm system. In the event of an emergency, evacuation will be via the main stairwell and out of the front door. The assembly point is on the front driveway. The alarm system performs monthly routine tests during the daytime and it will announce this throughout the building to notify you.

Privacy Policy
Any data collected during the course of this booking will be stored on our computer. If you have signed-up for our newsletter, we may from time to time contact you with promotions, offers and useful information. We will never share your details with any third party.
